General Septic System Questions


A septic system is a private, underground wastewater treatment setup for homes not connected to city sewer. Wastewater flows first into a buried tank, where solids settle to the bottom and fats float to the top, leaving relatively clear liquid — called effluent — in the middle. That effluent flows out to a drain field, a network of perforated pipe buried in gravel trenches, where soil bacteria finish breaking it down as it filters through the ground.

On city sewer, wastewater leaves your property entirely and gets treated at a municipal plant. With septic, treatment happens on your own land, which means you’re responsible for its upkeep — there’s no utility bill covering maintenance, but there’s also no monthly fee for the treatment itself.

The tank is a settling chamber — it separates solids from liquid but doesn’t treat anything on its own. The drain field is where the real treatment happens, as effluent percolates through soil that filters out bacteria and pathogens. A problem with one doesn’t necessarily mean a problem with the other; see the Drain Fields section below for how field-specific issues show up differently than tank issues.

A well-maintained system can run 25 to 40 years, with the drain field usually wearing out before the tank does. Systems installed on the sandy Sandhills soil common east of Columbia tend to hold up a bit longer than those fighting denser clay near the Lexington County line, simply because sandy soil drains more evenly under a properly sized field.

Yes, and it’s common on the more rural lots we service in Kershaw County and outer Lexington County. SCDES sets minimum separation distances between a well and any part of a septic system, so if you’re adding a well to an existing septic property, that spacing needs to be checked before drilling.

Pumping

Septic Tank Pumping Questions


Every three to five years for most households. Local soil type doesn’t really change this — sandy Sandhills ground drains the field well, but the tank itself fills with solids at roughly the same rate regardless of what’s underneath it. Household size, garbage disposal use, and tank size are the real variables.

Tank size, how accessible the lids are, and how long it’s been since the last pumping all factor in. A tank that’s been buried under mulch or landscaping for a decade takes longer to locate and uncover than one with risers already at grade.

We locate and uncover the lids, open the tank, and use a vacuum truck to remove the contents — sludge from the bottom, scum from the top, and the liquid in between. While the tank’s open, we check the baffles and the general condition of the tank walls, since that’s the easiest time to catch a developing problem.

No — septic waste has to go to a licensed disposal facility, and the gases inside a tank (particularly hydrogen sulfide) are genuinely dangerous in an enclosed space. This isn’t a DIY job in South Carolina or anywhere else.

Sometimes, if the tank was simply overdue. But if drains are slow throughout the house and pumping doesn’t resolve it, the issue is more likely in the drain field or the line running out to it — see the Drain Fields section for what that usually looks like.

Inspections

Septic Inspection Questions


South Carolina doesn’t mandate it at the state level, but most lenders and a large share of buyers request one as part of the contract, especially on older homes around Richland County where systems may predate current SCDES standards. It’s worth budgeting for even if it isn’t strictly required.

Tank condition and baffle integrity, sludge and scum levels relative to tank size, the distribution box, and whether the drain field shows signs of saturation or breakout. We also confirm the system matches what’s on file, since older properties sometimes have undocumented additions or repairs.

Most inspections run one to two hours on site. We turn the written report around within 24 hours, since we know most of these are tied to a closing date that isn’t moving.

We’ll give you a repair estimate alongside the findings so it can go straight into negotiations. Buyers and sellers handle this differently deal to deal, but having a clear number — rather than a vague “it needs work” — tends to keep things moving instead of stalling the closing.

It’s not a bad idea every few years, particularly if you bought the home without one or don’t have records of when the system was last serviced. Catching a small issue during a routine check is a lot cheaper than catching it after a backup.

Drain Fields

Drain Field Questions


A soggy or spongy patch of lawn over the field, grass that’s noticeably greener or growing faster over the field lines than the rest of the yard, a sulfur-like odor outdoors, or slow drains throughout the house that pumping didn’t fix. Any of these on their own is worth a call.

Most commonly, it’s age combined with overloading — too much water running through the system too fast, or solids that made it past the tank because of infrequent pumping. Tree roots seeking out the moisture in field lines are also a frequent culprit on older, established lots around Columbia’s in-town neighborhoods.

It depends on how much of the field is affected and whether there’s room on the lot for a repair versus needing a full reroute. A localized problem — one damaged section, root intrusion in a single line — is often repairable. Widespread saturation across the whole field usually points toward replacement.

Significantly. Fields on the sandy Sandhills side of Richland and Kershaw Counties drain quickly and tend to hold up well under normal use. Fields fighting denser clay soil near western Lexington County have less margin for error — an oversized household load or an undersized original field shows up as a problem sooner.

Grass is fine and actually recommended, since root systems help manage moisture at the surface. Trees and large shrubs aren’t — their roots seek out the moisture in the field lines and will eventually invade and crack the pipe.

Maintenance

Septic Maintenance Questions


Wipes labeled “flushable” (they don’t break down the way toilet paper does), grease, coffee grounds, cat litter, and harsh chemical drain cleaners top the list. Bleach used normally in laundry is fine in small, occasional amounts, but pouring it directly down a drain regularly kills the bacteria your tank relies on to break down solids.

Generally, no. Your tank already develops the bacteria it needs naturally, and most additives don’t do much beyond what’s already happening. Some can actually cause problems by breaking down solids too aggressively and pushing them out into the drain field, where they don’t belong.

Yes — it adds significantly more solid material to the tank than a household without one, which means more frequent pumping. It doesn’t mean you can’t have one, just that your pumping interval should account for it.

It’s less about total volume and more about spreading it out. Running several loads of laundry back to back, or filling a large tub while the dishwasher’s also running, can temporarily overload a field that would otherwise handle the same water fine across a full day.

During the Midlands’ heavier summer thunderstorms, especially on lower-lying lots near Lake Murray or the Congaree floodplain, it’s worth easing up on laundry and other high-water tasks for a day or two. A saturated field has nowhere for tank effluent to go until the ground drains down.

Installation

Septic System Installation Questions


It starts with a soil evaluation submitted to SCDES, which determines what type of system your lot can support. Once that’s approved, a site plan and permit application go in before any construction starts — skipping this step, even on a straightforward replacement, isn’t worth the risk.

Sandy soil, common through the Sandhills belt east of Columbia and through most of Kershaw County, usually supports a standard gravity-fed system at a lower cost. Denser clay near the Lexington County line often can’t absorb effluent fast enough for a conventional field, which pushes the design toward a low-pressure pipe or mound system instead.

Permitting is usually the longer stretch, often several weeks depending on SCDES review timelines. Once approved, the physical install for a standard system typically takes a few days.

Soil type is the biggest factor — an engineered system for clay-heavy ground costs meaningfully more than a conventional field in sandy soil. Lot size, tank size for the household, and how far the field has to sit from wells, property lines, or water bodies also affect the final number.

Sometimes, but it depends on setback requirements from property lines, wells, and any nearby water — those distances get tighter to work with near Lake Murray, for instance. A soil evaluation will tell you what’s realistic before you commit to a design.

Grease Traps

It depends heavily on kitchen volume, but a busy full-service restaurant is typically looking at every one to three months. Lower-volume operations can sometimes stretch that, though we’d rather set a schedule based on your actual FOG (fats, oils, and grease) accumulation than guess.

FOG builds up until it starts backing up into kitchen drains, which is a health code problem as much as a plumbing one. Beyond the operational headache, it can also mean a failed inspection.

Requirements and specific intervals vary by local sewer authority and municipality, so we’d recommend confirming your exact obligation with your local wastewater authority. In practice, most commercial kitchens we service keep to a schedule well within whatever the local minimum is.

They do the same basic job — separating FOG from wastewater before it leaves the building — but interceptors are larger, typically installed outside or below-grade, and built for higher-volume kitchens. Traps are smaller units usually located under or near a sink.
